The Current VR Zoning is the Barrier blocking owners from using their own land for which they pay property taxes.


Many property owners in Pahrump, Nevada, have faced significant hurdles due to the strict VR zoning laws that require connections to city utilities that are unavailable in the area where their land is located. This has left countless parcels of land undeveloped and unusable for residential purposes.


One by one, these owners are told they cannot build on their own land, which is why we have formed a group of these Pahrump Vacant Land Owners to stand up for their property rights together. 


As a group we are dedicated to raising awareness, exploring solutions, and advocating for changes that will allow property owners to fully utilize their land and re-establish value to it.

VILLAGE RESIDENTIAL ZONING


Village Residential (VR) zoning requirements on lots from 8,000 square feet to 1/2 acre where owners have been locked out of using their land, since water & sewer do not exist.

📌 Utility & Service Requirements

All VR zones are within public service areas, meaning:

·       Public water & sewer are required (septic is permissable on 1/3 acre lots only if a water line is connected to the lot)

·       Electricity via Valley Electric Association

·       Road Drainage, and Utility easements/engineering must meet County standards.
